Terms of Service
Darr Mahmood LLC · Last updated October 2, 2026
These terms cover what we do, what we charge, and what we are not. Using this site or sending us a permit job means you accept them.
1. Who we are, and what we are not
Darr Mahmood LLC is a New Jersey limited liability company. We prepare and file construction permit applications with the municipalities, counties and state offices that issue them in New Jersey, New York, Connecticut, Pennsylvania and Delaware, on behalf of contractors, acting as the authorized agent of the owner in fee.
We are not a contractor, an architect or an engineer. We do not perform construction work, we do not prepare or sign sealed design documents, and we do not apply anyone's professional seal. You sign and seal your own technical sections. Nothing we provide is legal advice.
2. What the service covers
- Preparing the issuing office's application and the trade sections for your job — in New Jersey, the Uniform Construction Code application
- Assembling the submission packet from what you and your design professionals provide
- Submitting it to the municipality and following it through to issue
- Answering correction notices and refiling
We serve every county in New Jersey, New York, Connecticut, Pennsylvania and Delaware. Each issuing office sets its own rules, and some will not accept an agent filing at all. In New York City, we prepare the filing and a licensed professional or registered filing representative submits it in DOB NOW. In Pennsylvania municipalities that opted out of the Uniform Construction Code, residential plan review and inspection are done by a certified third-party agency the owner hires.
3. What we charge, and what the town charges
| Plan | Price | Included |
|---|---|---|
| Single filing | $250 | One permit |
| Starter | $750 a month | 5 permits a month |
| Growth | $1,200 a month | 10 permits a month |
| Pro | $2,500 a month | 25 permits a month |
| Custom | Contact us | More than 25 permits or specialized workflows |
Municipal permit fees are separate and are never marked up. Each municipality sets its own fee from the type and value of the work. That money is the town's, not ours, and is paid to the town in full. Our price is for preparing and filing the application only.
Corrections and resubmissions for paid filing services are included at no extra charge.
Your first permit free
Each contractor account's first permit is free: we prepare and file that permit as the owner's authorized agent at no charge, and the AI permit tools are available to you until it is used. The free permit is limited to one per account and one per property address. A second free request for an address that has already had one, or a request with no job address, is saved and reviewed by us rather than filed; we will contact you about it. We may decline a free filing that appears to use more than one account to obtain more than one free permit.
No credit card is required. The free permit does not create a subscription and does not charge you automatically. After it is used, choose and pay for a filing or plan to continue. Saved jobs and documents are not deleted.
Municipal permit fees are excluded and remain payable to the issuing office. AI drafts must be reviewed before signing or submitting. Existing paid access and previously accepted service commitments are unchanged.
4. Subscriptions
- Plans bill monthly in advance and renew until you cancel.
- The allowance applies to the current billing period and does not roll over. Ten permits in a month you file six is six permits, not four in the bank.
- Reaching your limit does not lose you the job — we hold it and call you, and you can move up a tier or pay for the extra filing on its own.
- Cancel any time by calling or emailing us, and we will confirm in writing. You keep access until the end of the period you have already paid for; we do not refund part of a month.
- If we change a price, existing subscribers keep the rate they signed up at for as long as they stay on that plan. We will give at least 30 days' notice before any change takes effect for you.
5. Refunds
If we have not yet filed your application, tell us and we will refund it in full. Once an application has been submitted to a municipality the work is done, and the fee is not refundable — including if the town rejects it, because answering rejections is part of what you paid for. If we make a mistake, we fix it and refile at no charge.
6. What you are responsible for
We file what you give us. We cannot verify it, and a permit application is a document you are attesting to.
- The accuracy of the job details, addresses, block and lot, valuations and scope you provide
- Holding the licences and registrations required for the work, and giving us those numbers correctly
- Signing and sealing your own technical sections
- Obtaining the owner's authorization for the work
- The work itself, its safety, and its compliance with code
7. What we cannot promise
Municipalities decide whether to issue a permit, and how long to take. We do not control either. We do not guarantee that any application will be approved, or approved by a particular date, and we cannot be responsible for a municipality's backlog, its interpretation of the code, or a change in its requirements.
We state municipal requirements only where we have confirmed them with that municipality or from its official publications. Requirements change without notice, and you should confirm anything you are relying on with the construction office.
8. The contractor directory and job leads
Contractors with a current filing or plan may publish a profile and receive homeowner jobs in the areas they cover.
- Contractors may search reviewed project previews within their saved trades and service area. Previews exclude customer names, contact details and full descriptions. Private requests receive one contractor invitation at a time. Confirming interest does not release contact details. The customer must approve the named contractor and choose email or phone before an introduction. Customers may pause, request another match or withdraw. Public procurement notices have a separate view and follow the agency’s process.
- Registration and licence numbers on a profile are as provided by the contractor. We display them; we do not independently verify them.
- We order private invitations using declared project fit, current availability, capacity, recorded response history and rotation among similarly suitable contractors. A current filing or plan enables access; a higher-priced plan does not improve placement. Matching is not an endorsement or a guarantee of work quality.
- We are not a party to any agreement between a contractor and a homeowner, and we take no part in the work or its outcome.
- Use an approved contact method only for the requested job and respect the customer’s preferred time. Make one introduction and wait for a reply before further follow-ups. Stop when asked. Bulk marketing, selling or sharing these details violates these terms and may result in removal of access.
The project AI assistant helps clarify work and prepare questions. Its suggestions require review. It cannot approve an introduction, contact a person, verify a contractor’s credentials or commit either party to hiring.
9. Accounts and acceptable use
Keep your password to yourself and tell us promptly if you think someone else has it. Do not use the service to file applications you are not authorized to file, to misrepresent who is doing the work, to submit anyone else's documents as your own, or to attack, overload or probe the site.
We may suspend or close an account that does any of these, or that leaves an invoice unpaid.
10. Our liability
We provide the service with reasonable care and skill. To the fullest extent the law allows, our total liability to you for any claim is limited to the fees you paid us for the filing the claim relates to, in the twelve months before the claim. We are not liable for lost profits, lost work, delay costs, or damages we could not have reasonably foreseen.
Nothing here limits any liability that cannot lawfully be limited.
11. Changes to these terms
We may update these terms; the date at the top will change. If a change materially affects an existing subscriber, we will email you before it applies to you.
12. Governing law
These terms are governed by the laws of the State of New Jersey, and the courts of Bergen County, New Jersey have jurisdiction over any dispute. If any part of these terms is unenforceable, the rest still stands.
